Why is it important to have a house location drawing?
The house location drawing which you may or may not
have gotten when you purchased the property, shows your home relative to the boundaries
of your property. It also shows your property relative to your neighboring
properties and it should show the location of any easements on your property
for things like electric, utilities and it will help your buyer understand that
your fence or your shed or even your well and septic system are fully located
within your property lines.
This is something that you would want to provide so
that the buyer can feel comfortable that they know exactly what they're buying.
A house location drawing is also very important when the title company reviews the
title because those two things together will determine if any exceptions need
to be taken on the title policy and that's not something that your buyer wants
to hear.
They want to know that they know what they're
buying and that they have the proper title insurance for any future boundary
issues that might come up. So , it's important to get a plat or a house
location drawing for your property especially if you've made any changes since
you bought the property like installation of a fence that may be on the
property line.
